ACQUISITION CRITERIA
Currently, our goal is to acquire well-located assets with the following general guidelines: Stabilized Investments: Seasoned, substantially leased properties with a high-quality design, site plan, general construction and finish. Most properties will be 25 years of age or less. May consider forward commitments of up to 12 months as well as newly built properties that have completed shell construction and are at least 50% leased. Minimum 7% cash on cash with increases is required. Value-Added Assets: Modern, Class A properties that may have market-related occupancy issues, require completion of construction, have expansion potential or require rehabilitation. Properties older than 25 years may be considered, provided that they can be brought into conformance with current design, code, systems and toxic-mitigation standards. No minimum lease requirement. No cash on cash requirement. Each project is reviewed on a case by case basis. Development Financing: Forward commitments to purchase property upon completion of construction. Some pre-leasing typically is required.
Property Types Multifamily: Garden-style or high-rise properties built at or near full-amenity condominium specifications and located in submarkets with favorable renter-household demographics Office: Class A properties in prime suburban locations or a select number of central business districts Retail: Neighborhood and community shopping centers anchored by a national/regional creditworthy tenant (i.e., ranking within top three in that market)
Geographic Areas Major metropolitan areas throughout the Western US with particular preference given to the following markets: California, Arizona, Washington, Oregon, New Mexico and Hawaii
